Property Investment:  Will You Make A Good Landlord?

Property investment is a large undertaking.  If you wish to purchase investment property that will help your financial outlook, you could do what everyone else seems to be doing and purchase land or homes and turn yourself into an instant landlord.  Yet, is this really what you want to do and can it be beneficial to you at all?  That is the question that everyone is asking today as the property investment market begins to wobble, at least according to some market watchers.

The idea of owning your own property investment may be a grand one to you.  After all, you could easily make the mortgage payment in monthly payments from your tenants, right?  The process is a bit more complex than this, though, as many strive to find the truth to what is out there and what should be invested in.  Here are some aspects to consider when you are thinking about becoming a property investment owner.

  • Can you handle the stress?  Pure and simple there will be times of problems.  You may not find a tenant as fast as you need one.  You will have to deal with midnight phone calls about broken pipes.  You'll have to chase people down to get the payment that they promised to make on time.  There is stress involved in being an investment property owner without a doubt.  The job is not an easy one.

 

  • Can you handle financial dips?  Owning property means that often you will have to fork out money to keep making money.  Repairs, additions, insurance, taxes and much more are costs that you are legally responsible for.  In many cases, you are taking on more than just a mortgage that will need to be paid each month.  Here, you need to make sure that you can handle the costs even in the worst of time, such as when there is no income coming in.
  • Can you be tough enough?  As simple as that one sounds, it can be the truth.  The single mother living in your apartment rental just lost her job, for the third month in a row and isn't going to have the money to pay rent.  What do you do?  While it is compassionate to consider allowing her to stay on and just taking the shortcoming, in the long run this will not help your business and your pocket book.

Property investment is one of the best types of investments today especially when you have the security behind you to back it up.  Yet, these simple aspects can be the most challenging to those that are looking to get into the market.  Investment properties are ideal if you can manage these aspects from the start.
