What Are The Benefits Of Deposit Bonds?

Deposit bonds can be an excellent decision for many individuals.  You’ll use these if you are purchasing a home or purchasing any other type of property for your personal use or for your investment needs.  When you purchase deposit bonds, you will be safeguarding your financial investment beyond what can be covered by other forms of deposit.  For many individuals this can be the right way to secure property for their next investment without the risk of losing it on a deal that has gone bad.  Before you invest a deposit into a piece of property, take the time necessary to consider what deposit bonds can provide instead.

What Are They?

Deposit bonds are quite unique.  If you were to purchase a house or investment property, you will be required to put down an immediate deposit on that purchase.  Usually, this amount is about ten percent of the price that you’ll pay for the property.  Doing this shows good faith and allows the exchanging of contracts for that unit to begin.  When you do this with the help of deposit bonds, you will have a guarantee that the funds are available, which the buyer wants, but you also keep your funds safe in the meantime.  By placing your funds into this structure, you keep the funds safe, earning you interest even, and you don’t have to turn them over until the time of settlement of the contracts.  Otherwise, you would have had to make this exchange at the time of purchase.

Deposit bonds are a good faith showing to the seller that you have the funds available to purchase the home.  Usually, they are capped at a maximum of ten percent of the purchase price of the home.  They are underwritten by some of the largest insurance companies and provide the entire guarantee that is needed to the seller. 

There are many benefits to using deposit bonds and one of them is as simple as it is best for your own protection.  While cash would be sitting in an escrow account someplace for the duration of the contract until the settlement, with the use of a deposit bond, the funds stay in an interest baring account which means that your money is still working for you.  What’s more is that if there should be a problem and the contract falls through, the money can come right back to you with little harm done.  With cash, there is interest that is wasted and risks that are taken which are not needed.

If you are investing in the purchase of property for your own use or for an investment, it pays to invest in deposit bonds.  Find out if you can benefit from them by looking for providers in your area.  In many cases, they provide a layer of protection that others can not.
