Transforming Your Home Into A Residential Investment Property

There are many investors who make their first foray into the world of residential investment property through a more essential method—namely putting their current homes on the market.  Naturally, not every fledgling real estate investor is in a position to use their own residence in this manner so this article is meant specific types of investors.  It is for those who either have a primary residence they want to transform into a new investment or already have a another residential property that they would like to either rent or sell and know that a few improvements may be needed to make it more marketable.

If you have a residential investment property that you would like to put up for sale, then are there a few pointers that you should keep in mind when preparing it for market placement.  The reason for this should be plain enough; there are some problem areas that can adversely affect the sales performance of your residential property.  By focusing your renovation and restoration efforts in some of these places, you will be able to maximize potential returns.

It seems a tendency for many residential properties to be fall into some minor disrepair.  It is not as though the roof is leaking or the floor is rotting out due to termite infestation.  Rather, it is typically those nonessential things like lack of repainting, letting the yard or garden become overgrown that contribute to a poor presentation when it comes time to sell a property.  Conversely, if you, as the investor, take the time to deal with some of these tiny issues, you could potentially increase the chances that the property will set at market value or higher.  These are not big expenses at all.  But, if a property has been left untended for an extended period, then can become more problematic.

If you want to transform your home or other residential property into a sound residential investment property with real potential for providing great returns, you keep in mind a very simple, common sense statement: appearance and presentation are everything.   If you plan to show a house to potential buyers, you need to have taken this to heart and acted accordingly.  Examples of this principle in action may include some of the following:

  • Exterior of the property needs to clean and tidy
  • Outdoor areas including yard, patio, garden, etc. should be clean and attractive
  • Home should be arranged to be open and inviting not cluttered and oppressive
  • Be sure that all traces of mildew and damp musty odors have been removed
  • If not happen with furniture, art, or other elements of interior, find ways to change it for purposes of showing off the home in the best fashion (ex. Rent furniture)

Obviously, there are more that could be listed, but you can probably come up with similar examples yourself.  It is all mostly about using common sense.  If you want to have a residential investment property that you can sell, easily it pays to take some of these ideas and put them into practice.
